Sewage and
drainage design.

Drainage design in Georgia is rarely noticed when it works and very expensive to fix when it does not. A sewage or storm system that is under-sized, poorly vented or laid at the wrong fall shows up later as odours, blockages and flooded basements — usually behind finished ceilings and under slabs.

MEP Trade designs sanitary and storm drainage systems from first principles: discharge units and rainfall intensity, hydraulic capacity, gradients and venting, checked against the structure and the site levels before a single pipe is drawn in detail.

What a drainage design package includes:

  • Sanitary drainage — — soil and waste stacks, branch sizing, gradients, primary and secondary venting, access and cleaning points;
  • Storm drainage — — roof outlets, gravity and siphonic rainwater systems, terrace and podium drainage, discharge to the site network;
  • Grey-water recovery — — separate collection, treatment space allowances and reuse for WC flushing or irrigation where the project justifies it;
  • Below-grade routing — — underground and under-slab drainage, manholes, invert levels and connection to the municipal network;
  • Grease and oil separators — — sizing for kitchens, restaurants and car parks, with access for maintenance;
  • Pumped drainage — — sumps and lifting stations for basements and levels below the sewer, with duty/standby pumps and alarms;
  • Documentation — — permit and tender-grade plans, longitudinal sections, schematics, specifications and bills of quantities.

How much does drainage design cost in Georgia?

The fee depends mainly on the building's floor area, the number of sanitary fixtures, how much of the system runs below grade, and whether pumped drainage, separators or grey-water recovery are needed. A residential block with stacked bathrooms is simpler than a hotel or hospital with kitchens and basements. We quote after reviewing the architectural drawings and the scope.

How long does a sewage and drainage design take?

For a mid-size building the design typically takes a few weeks, depending on the stage, the size of the project and how settled the architecture is. Detailed design runs in parallel with the other MEP disciplines, so the programme is usually set by the overall coordination schedule.

Does the drainage design cover the permit-stage package for the building permit?

Yes. We prepare the permit-stage drainage drawings and explanatory note required for the building permit, then develop them into detailed and tender design. The design follows Georgian technical regulations and the local water utility's technical conditions for the sewer and storm connection, supported by European practice such as EN 12056 for drainage inside buildings and EN 752 for external drains.

What does the client need to provide for a drainage project?

Architectural plans and sections, the structural layout, a topographic survey with site levels, and the utility's technical conditions for sewer and stormwater connection. For kitchens, laboratories or car parks we also need the intended use, because it decides where separators and special drainage are required.

How is drainage coordinated with the other MEP systems?

Gravity drainage has the least routing freedom of any MEP system because it needs a constant fall, so we route it early and let other services work around it. All disciplines are modelled in one Revit/BIM model, which lets us check clashes with beams, ducts and cable trays before the drawings are issued.

Can I order only the drainage design, without the other disciplines?

Yes. Drainage can be ordered on its own or together with water supply, which is common since the two share shafts and plant space. When other consultants handle the remaining disciplines, we coordinate with their models and drawings.
