MEP modeling.
BIM modeling in Georgia is how MEP Trade resolves a building before it is built. Every discipline we design — HVAC, ventilation, electrical, plumbing, drainage, fire protection and low-voltage — is modelled in one coordinated Revit model, federated with the architectural and structural models, so clashes are found on screen rather than on site.
The model is not a visualisation added at the end. Drawings, schedules and quantities are produced from it, which keeps plans, sections and bills of quantities consistent with each other as the design changes.
What a BIM modeling package includes:
- Coordinated MEP models — — Revit models for each discipline, federated with architecture and structure on a shared coordinate system;
- Clash detection — — regular clash runs, issue reports with locations and owners, and resolution tracked through to a clean model;
- Level of development — — LOD 300 for design coordination, LOD 350–400 where fabrication, installation or prefabrication need it;
- Quantity take-offs — — equipment, ductwork, pipework, cable tray and fittings extracted directly from the model for BOQs;
- Drawings from the model — — plans, sections, plant room and riser details generated from the same coordinated geometry;
- As-built models — — the model updated to reflect what was installed, handed over for facility management and future works.

What does BIM modeling in Georgia involve for MEP systems?
It means building a 3D Revit model of every MEP system, coordinating it with the architectural and structural models and resolving clashes before construction. Drawings, schedules and quantities are then produced from that model. The aim is fewer site conflicts, fewer variations and more reliable quantities.
How much does BIM modeling cost?
The cost depends on floor area, the number of disciplines modelled, the required level of development and whether architectural and structural models already exist. LOD 400 or as-built modelling takes more effort than LOD 300 coordination. We quote after reviewing the drawings and the client's BIM requirements.
How long does it take to build a coordinated BIM model?
For a mid-size building, modelling and coordination typically run over a few weeks to a few months, depending on the number of disciplines, the LOD and how stable the architectural design is. When we design the MEP ourselves, the model is built alongside the design rather than as a separate step.
Does BIM modeling cover the permit-stage design package?
Yes. The permit-stage drawings for the building permit can be produced directly from the coordinated model, which is then developed to LOD 300 for design coordination and LOD 350–400 where fabrication or installation detail is needed. We follow the project's BIM execution plan and ISO 19650 principles where the client requires it, while the design itself complies with Georgian technical regulations.
What does the client need to provide for BIM coordination?
Architectural and structural models or drawings, the agreed coordinate system and any BIM execution plan or employer's information requirements. If only 2D drawings exist, we can model the architecture and structure to the level needed for MEP coordination.
Can you produce a BIM model for MEP designed by another firm?
Yes. We can model an existing MEP design, run clash detection against the other disciplines and report or resolve the issues. We also produce as-built models of completed buildings from site information and record drawings.
